Privacy and Security and the MLS

Takeaways

  • Privacy and security are issues to home sellers.
  • For Sale by Owner sellers give up both privacy and security.
  • Selling through an MLS agent offers sellers a buffer between their lives and prospective buyers.

Did you know?

  • Buying a home through an MLS agent can give you access to non-public information about the property.
MLS agents offer home sellers a security buffer. Whenever you put property up for sale it’s normal to have questions about security. Whether you are going to continue living there, or whether you’re going to leave the offered place behind, you need assurance that your privacy will be respected and that the property and its contents will remain secure and intact throughout the sales process.

When property is listed "For Sale by Owner" (FSBO), there is very little privacy for the seller and security concerns for both sellers and buyers. FSBO sellers may end up showing their property at all hours of the day and night with little or no knowledge about the buyer prospect.

When you list your property with an MLS agent, on the other hand, the agent handles all inquiry calls, sets appointments, and shows the property at times that do not affect your comfort and privacy. MLS agents also pre-screen prospects ensuring that they have employment and annual income necessary to buy a home and they are committed potential buyers rather than “sight-seers.”

For the buyer, the MLS real estate professional knows much more about the property and the seller than publicly available information in a FSBO advertisement. They have access to non-public information relating to potential property problems, safety/security concerns such as the presence of a hostile dog or other hazards.
